Asphalt Additions
Often customers do not have enough turning and driving area or they need additional parking space. In addition, the area to be paved often has grass. That area is dug out and filled with dirt to a proper depth. At least 3.0” of a stone sub-base is added, graded and compacted. Finally, it’s paved to match the existing asphalt. In most cases, we recommend that our customers seal the entire driveway after the asphalt has cured. This will make the asphalt begin to match cosmetically as well as get the total parking area on the same maintenance schedule in regards to sealcoating.
Asphalt Overlay
An asphalt driveway will have a lifespan of approximately 20 years. The amount of cracking depends on the quality of the initial asphalt application and the maintenance schedule maintained. A general rule for the industry is that an asphalt surface should be paved again if over 25% of the asphalt surface is cracked or broken. In that case, any damaged areas around concrete or asphalt are cut out or milled prior to paving. Cutting or milling these out will help transition from the new asphalt to the old asphalt or concrete. We will then clean, tack and pave with a 2.0” layer of asphalt (industry standard) and compact.
Asphalt Patching
Asphalt patching is performed to correct isolated problems on your parking lot or driveway. Different types of patches solve a variety of problems. Potholes, alligatored areas (multiple cracks in a defined area), and low spots can be repaired. Consistent maintenance will help prevent asphalt failure. However, when the asphalt fails, patching isolated areas may be more cost effective than resurfacing. Each asphalt job is different and needs to be addressed as such. A representative will guide you to the most effective and cost efficient method for your specific needs.
Sealcoating protects your pavement while providing a jet black finish that keeps it looking new. Sealcoating is recommended every 2-3 years. Some customers prefer an application every year because of the “like new” appearance and the additional protection it provides the asphalt from cracking. Our residential sealing division applies sealer manually, in contrast to a spray application.  The manual application removes the risk of overspray on our client’s home or landscape, while also providing a uniform application to coarse driveways where certain areas will need more sealer for proper protection.
Crack Filling
One of the most damaging things for any asphalt pavement is cracking. Cracks allow moisture to penetrate the pavement. We offer a standard sealing service with an additional option for wide cracks, which adds an additional day of prep and crack filling for your driveway.  For more details one of our project managers will be pleased to provide a free custom proposal.
